Specify the Zone Count and Write the Number
You are specifying a mechanical system, not shopping for a sales visit. Count the indoor heads the renovation actually needs. One head is one zone at $2,000. Two heads are $3,700. Three heads are $5,400.
Other contractors in Central Texas commonly run $3,000 to $6,000 per zone on a custom quote, and most of them require an in-home visit before they will talk numbers. Scope Language the Bid Can Carry
Write the install as a complete new-install line. The posted price already covers equipment, labor, line set, standard electrical, refrigerant, testing, cleanup, and a Home Depot run for touch-up paint. Licensed contractors perform the work. No trip fees attach to that list.
Mini splits are heat pumps, so the rooms they serve cool through brutal Central Texas summers and handle mild winters without a furnace in those zones. Do not carry a furnace line for space the heads already cover. Insulation, duct demolition, roofing, plumbing, generators, and solar stay with the trades that actually do them. The GC or the owner arranges those items separately.
Exceptions Named Up Front, Not After Mobilization
The price is posted up front. There are no standoffs. You can issue the renovation bid while millwork and tile are still coming in, because the mechanical number does not wait on a walk-through.
Honest exceptions are a very long line set, a panel upgrade the house already needed, or unusually difficult mounting, and those get named up front, never buried after the crew arrives. Old West Minisplits does not perform panel upgrades, insulation, duct demolition, plumbing, roofing, or solar.
