Licensed contractors do the work. You pay the posted number and nothing else.
These prices are for new installations only, not repairs or service calls. Full disclosure on a few honest exceptions. If your line set needs to run more than 50 feet, if your electrical panel requires an upgrade the house already needed anyway, or if the mounting surface is unusually difficult (stone veneer, stubborn stucco), we quote that separately and tell you before we start.
One Price for One Room or Multiple Zones for a Large Patio
A single 1-zone unit at $2,000 handles most standard covered patios up to about 600 square feet assuming reasonable insulation from the conversion. For a longer patio or a split-level layout, two zones at $3,700 let you control temperatures independently in two areas. For a large L-shaped or multi-room converted space, three zones at $5,400 provide even coverage without ductwork.
For four or more zones, we quote individually. We do not invent a number. The flat price structure remains the same for each zone. You see the total before you commit. Yes. A properly sized 1-zone unit handles most standard covered patios up to around 600 square feet after conversion. Our flat price covers the equipment and installation. If your patio is larger or unusually shaped, we may recommend 2 zones at $3,700. We match the system to the room.
Do I need to upgrade my electrical panel for a patio mini split?
Not as part of our flat price. We include standard electrical hookup within 50 feet of your panel. If your panel is overloaded and requires an upgrade the house already needed, that is an honest exception we quote separately. You would arrange that with a licensed electrician. We do not do panel upgrades.
Is the flat price for a repair or a service call on my old unit?

What if my converted patio already has insulation and drywall from the previous owner?
Then you are ready for a mini split. We install the head on your existing wall and run the line set to the outdoor unit. We do not do insulation, drywall, or duct demolition. Those trades you arrange separately. Our job is the cooling and heating system, and the price is posted.
